When an inspection makes sense
- You see new cracks, or old ones getting wider
- You are buying or selling a home
- Doors, windows, or floors have changed recently
- Your house had foundation work before and you want it checked
What usually happens
The inspector walks the outside and inside of the house, looks for cracks and gaps, and may take floor elevation readings to see where the house has moved. You should get an explanation of what they found and what, if anything, they recommend.
Contractor or engineer?
A foundation repair company can look at the house and tell you what they would do. For a home sale, a large repair, or a second opinion, some homeowners also hire a structural engineer, who does not sell the repair. Both are reasonable choices.
Common Questions
Is a foundation inspection free?
Some repair companies offer free estimates and some charge for a detailed inspection. Ask when they contact you.
